The location is perfect for students since it's only 750m away from USI. Coop is 200m away and the Centro 1.5km. There's a direct bus connection to the train station that takes 13 min.
The Appartement spreads out over two floors, has two bathrooms (each with a shower), a spacious living room, a balcony and a kitchen with a dish washer.
You'll share the appartement with two very nice medicine students that attend USI.

A very bright and spacious room (This is the largest room in the flat) with double bed, bedside lamp and table big wardrobe, study table, arm chair, study lamp, reading chair, small shelf and a normal chair. The kitchen and the living room is very spacious.
No extra charges for the furniture!
Laundry room is in the building basement.
575 chf rent without other expenses.
Other expenses ? AIL and WIFI which will cost roughly 30 CHF for 3 months for a person.

Una stanza molto luminosa e spaziosa (questa è la stanza più grande dell'appartamento) con letto matrimoniale, lampada da comodino e tavolo, grande armadio, tavolo da studio, poltrona, lampada da studio, sedia da lettura, piccola mensola e una sedia normale. La cucina e il soggiorno sono molto spaziosi.

Vorremmo subaffittare il nostro grazioso appartamento di 3,5 stanze (2 camere da letto, 1 soggiorno, 1 cucina con lavastoviglie, 1 bagno, ingresso; 67 m2 in totale) da agosto 2024 a febbraio/marzo 2025. Saremo felici di subaffittarlo arredato. C'è anche un ampio balcone a cui si può accedere sia da una delle camere da letto che dal soggiorno.
Nel seminterrato dell'edificio è disponibile una lavanderia.
Diverse fermate dell'autobus nel quartiere sono raggiungibili a piedi in circa 5 minuti. Anche l'USI e la SUPSI sono a meno di 10 minuti a piedi. Con una passeggiata di 15 minuti si raggiunge la riva del Lago di Lugano, tra il Lido e il Parco Ciani, entrambi luoghi ideali per un tuffo nel lago.
Vicino all'appartamento, una sola strada più avanti, c'è una Coop. Se si cammina ancora qualche minuto, ci sono anche un Migros e un Lidl.
Affitto: 1430 CHF
Elettricità: circa 50-80 CHF (ogni 3 mesi)
Wi-fi (se desiderato): 39.90 CHF

We would like to sublet our lovely 3.5 rooms apartment (2 bedrooms, 1 living room, 1 kitchen with dishwasher, 1 bath room, entry way; 67 m2 in total) from august 2024 until february/march 2025. We'd be happy to sublet it furnished. There's also a spacious balcony that can be accessed both from one of the bedrooms and the living room.
A laundry room is available in the basement of the building.
Several bus stops in the neighbourhood can be reached on foot in approx. 5 minutes. Also the USI and SUPSI are less than a 10-minute walk away. Another 15-minute walk and you've reached the shore of the Lago di Lugano, just inbetween the Lido and the Parco Ciani, which are both great spots for a little dip in the lake.
Very close to the apartement, just one street further, there's a Coop. If you walk a few more minutes there's also a Migros and a Lidl.
Rent: 1430 CHF
Electricity: ca. 50-80 CHF (every 3 months)
